LONG TERM STAYS FOR COMPANIES LOOKING FOR WORKERS ACCOMMODATION exceeding 28 days in self-contained apartments with everything supplied including changing linen weekly and cleaning weekly $120 PN sleeping 3 to 6 people - GST in not due for stays more than 28 days.
Price per week for long term stays includes all gas usage, water usage, yard maintenance, and allowance for electricity per quarter of $350.00 (tenant to pay difference).
A signed short term lease and 2 weeks bond is required if stay is 4 to 11 weeks and the lease must be signed and bond paid prior to tenancy.
A signed residential lease and 4 weeks bond is required if stay is 12 weeks or more and the lease must be signed and bond paid prior to tenancy.
Following inspection a minimum fee of $100 for cleaning may apply when tenants vacate if excessive cleaning is required other than normal weekly cleaning.
A deposit of $50 for each garage door opener is required and is refunded at the end of the stay for all long term stays of 4 weeks or more.
* Please note that these prices are subject to change and will not apply during peak times such as during the Ag-Quip Field Days in August or the Country Music Festival in January however if on long term lease during these periods increases will not apply.
Cot hire including linen (subject to availability), $25 for up to one week, cots and linen are hygienically cleaned.
DEPOSITS
First night if 2 to 14 nights to secure booking.
One weeks deposit if stay is more than 2 weeks to secure booking.
Deposits may not be non-refundable in the case of cancellation (see below)
All deposits & accounts are to be paid by cash, cheque or direct bank deposit.
Long term weekly tenancies will be issued with an invoice every 2 weeks in advance.
TERMS AND CONDITIONS
Payment and Cancellation Policy
- Payment of deposit or total fee for your booking indicates acceptance of the following terms and conditions.
- Due to excessive Credit Card fees to guests all payments to be made by cheque, cash or direct bank deposit. An invoice is issued and upon receiving the deposit a receipt will be emailed or posted.
- Full payment must be paid prior to or upon arrival by cash, cheque or direct deposit for the full amount owing.
- Rooms are not deemed as booked unless the appropriate deposit is paid and we do not reserve apartments until a deposit or total cost of the accommodation has been received.
- Minimum deposit of one night is required for stays 2 to 14 nights, minimum deposit of one week is required for stays of 2 to 4 weeks, minimum deposit of 2 weeks required for stays more than 4 weeks; deposit is not refundable if cancellation within 48 hours of stay not even in the case of force majeure, if accommodation is cancelled prior to 48 hours a cancellation fee of 10% of the total amount will apply.
- Long term stays exceeding 28 days are not subject to GST.
- Payment for long term stays (exceeding 8 weeks) must be a minimum of two weeks in advance and must remain two weeks in advance unless prior arrangements have been made.
- Long term stays 4 to 11 weeks will be required to sign a short term lease agreement and pay 2 weeks bond.
- All long term stays exceeding 11 weeks are subject to a signed residential lease agreement and 4 weeks bond which is lodged with the Rental Bond Board.
- A refund will not be given if a guest or tenant curtails the booked period on the day of arrival or during the stay unless the apartment can be relet.
Rules of Stay
- All facilities of Apartments on Bloomfield are for registered guests only; the number of guests staying in the apartment must not exceed the number agreed to in the booking details. In the event this rule is breached at any time an additional fee of $40 per night per person is payable. We do reserve the right to terminate the booking without refund.
- If additional cleaning is necessary a charge of $25 per hour will be charged, kitchen rubbish bins are emptied by staff daily.
- As no accommodation is completely soundproof everyone expects a certain level of noise from neighbours, please be considerate and do not have loud music or TV’s in the rooms, court yard or parking areas.
- Any person or persons whose conduct is detrimental to these apartments and/or other guests will be asked to leave without refund.
- Equipment, furnishings, towels and bedding must not be removed from apartments. You are responsible for leaving the apartment in the same condition in which you found it on arrival, if the apartment requires extensive and excessive cleaning guests will be responsible for an extra cleaning charge.
- Guests are responsible for all damage, theft and condition of the apartment during their stay and whilst we will not pursue reimbursement for minor accidental damage nor normal wear and tear the total cost of making good any other damage or losses to the property, garden or contents will be charged. Please note this includes the removal of consumable items such as laundry powder and dishwashing liquid which are provided for guest use but not removal.
- We ask that all breakages and/or loss must be reported immediately to the office on site, if keys are lost or not returned it is our policy to have all locks changed and the cost will be charged to the credit card provided, similarly any remote controls for TV’s, DVD’s or the garage panel lift door will be replaced at your cost if lost or not found.
- Guests are responsible for all personal items whilst staying at the apartments, neither Apartments on Bloomfield nor their owners can be held liable. It is the guest’s responsibility to follow up any items that may have been left behind; any items found will be held at the office for a period of 5 weeks before discarding.
- We ask that windows and doors are closed when heat or cooling is used, lights and heaters turned off and the apartment secured prior to leaving the apartment at any time.
- Parking is provided in the garages for two vehicles per apartment and all vehicles must be registered at the office. Parking is not permitted on the driveway area unless prior arrangements have been made and only vehicles owned by residents are allowed onto the property.
- Our establishment has a strict non smoking policy, all smoking must be outdoors and all butts placed in the receptacle provided in the court yards.
- Check –in is after 2.30pm, check-out is by 10.00am, please make sure you are ready to leave when one of our staff arrive to check the apartment. If you need an early check-in and/or late check-out we are happy to accommodate if possible but cannot be guaranteed if the apartment is relet.
Termination
- Your occupation of the property may be terminated without notice if you breach any material term or condition or in the event that any amount due is not paid.
Liabilities
- Neither “Apartments on Bloomfield” nor the owners shall be made liable for any direct or indirect damages that may occur during the stay-period including but not exclusive to injury to person or possession, loss due to fire, theft or criminal behaviour.

- Neither “Apartments on Bloomfield” nor the owners can be held responsible for failure or interruption to power or services to the property for reasons beyond our control.
